Been told no? Get a second opinion before you give up.
No tax returns lodged? That doesn’t mean no.
Most self-employed people get told no before anyone even looks at the real numbers. BAS, an accountant’s declaration, business bank statements - there’s usually still a path. See what you could borrow in about 60 seconds. No obligation.

Who this is for
Opportunities don’t wait for your tax return.
A property, business premises or equipment - the right moment rarely lines up with your paperwork. If you run your own business, this is for you.
Tradies and sole traders
Income that moves with the seasons, and a tax return that doesn’t tell the whole story.
Contractors and freelancers
Paid on invoices, not payslips. BAS and bank statements can show the real picture.
Newer businesses
Less than two years of returns? Ask before you assume the answer is no.
Companies and trusts
Income runs through a structure. An accountant’s declaration can help explain it.
Who you’d be talking to
Hi, I’m Dragan
I hold a Bachelor of Finance & Banking (Honours) and a Certificate IV in Finance and Mortgage Broking. I work with self-employed people whose numbers don’t fit a standard PAYG application - tradies, contractors, small business owners. I start with how your business really earns, using BAS, an accountant’s declaration or bank statements where a tax return doesn’t tell the whole story.

Self-employed and wondering if it’s possible?
Can I get a home loan if I’m self-employed and haven’t lodged tax returns?
It can be possible. Some lenders offer low doc loans that assess your income using BAS, an accountant’s declaration or business bank statements instead of two years of tax returns. Whether it suits you depends on your business, your credit history and how long you’ve held your ABN.
What is a low doc loan?
A low doc loan is a loan for people who can’t easily provide the usual tax return paperwork. Instead of returns, you provide other evidence of income. These loans often come with a higher rate and a lower maximum loan-to-value ratio than a full doc loan, though this varies from lender to lender.
How much can I borrow as a self-employed person?
It depends on your income, expenses, existing debts, deposit and credit history, and on the lender. The calculator on this page gives an indicative estimate only. A proper assessment of your full circumstances is the only way to get a real answer.
Does using the calculator affect my credit score?
No. The calculator on this page does not run a credit check. A formal loan application does involve a credit enquiry, and that would only happen with your agreement.
What is an accountant’s declaration?
It’s a signed statement from a qualified accountant confirming your business income. Some lenders accept it in place of tax returns, which can be useful if your returns aren’t lodged yet or don’t reflect what the business actually earns.
How long do I need to have had my ABN?
Many lenders look for around two years, but this varies. Some will consider a shorter history when other parts of your situation are strong, such as your deposit, your credit record and your industry experience.
Can you help with more than a home loan?
Yes. I arrange home, investment and commercial finance. Tell me what you’re trying to fund and I’ll explain what’s realistic.
